Vanguard Real Estate Group Secures Sterling Heights City Council Approval for Cranberry Estates: A Premier Maintenance-Free Community

Vanguard Real Estate Group is excited to announce that Sterling Heights City Council has unanimously approved Cranberry Estates, a maintenance-free home community designed to deliver much-needed housing to Metro Detroit. Vanguard Cranberry LLC, a Michigan limited liability company and Vanguard Real Estate Group affiliate, received the green light to develop Cranberry Estates on a 4.88-acre parcel at 39933 Saal Road, north of Clinton River Road. This new community aligns with Sterling Heights’ Suburban Residential vision and offers an attractive blend of high-quality homes, open spaces, and environmentally conscious design elements.

With its plan to offer 18 single-family site condominiums, Cranberry Estates is designed to serve a segment of homebuyers who value quality construction and reduced maintenance. Vanguard’s proposal reflects a thoughtful balance of modern residential design with environmental responsibility, preserving 16% of the site as open space, including restored native prairie grass and woodlands. These unique features not only enhance the community’s natural beauty but also help improve water quality and create a habitat for local wildlife.

Community Features and Design

Cranberry Estates will showcase a diverse range of distinctive housing styles, featuring flexible floor plans and high-quality facades built from durable materials like brick, natural stone, Hardiplank siding, and wood lap siding. Designed to appeal to a wide variety of residents, the community will offer homes priced from the low $500,000s and up. Home sizes will range from 1,700 sq. ft. ranches to 2,000 sq. ft. split-levels and colonial homes, each customizable within Cranberry Estates’ architectural guidelines.

Residents will also enjoy a variety of thoughtful community amenities, including landscaped greenbelts, a small park area with benches and a walking path, and a native prairie grass restoration area. These amenities contribute to a relaxed, community-focused atmosphere, providing spaces where residents can gather and enjoy their surroundings.

“Cranberry Estates underscores Vanguard’s commitment to delivering innovative, sustainable communities. We’re thrilled to be back in Sterling Heights, addressing the growing housing demand with a forward-thinking approach that focuses on quality, creating vibrant spaces where residents can truly thrive."

Commitment to Environmental Preservation and Water Quality

Vanguard has prioritized sustainability in the design of Cranberry Estates. The development preserves approximately 34,493 square feet of open space, including 14,633 square feet of woodlands and 14,860 square feet of restored prairie grass. A spit-rail fence will mark these preserved areas, reinforcing their protected status. Additionally, the PUD includes measures for water quality protection, with 682 linear feet along the Cranberry Marsh Drain preserved to enhance water infiltration and reduce streambank erosion.

Moving Forward

With City Council approval, Vanguard Real Estate Group anticipates breaking ground on Cranberry Estates in spring/summer 2025. The project is expected to reach completion within two years, dependent on market conditions, representing an estimated $9 million investment in the Sterling Heights community.

Vanguard Real Estate Group looks forward to bringing Cranberry Estates to life, helping to meet the growing demand for quality, maintenance-free homes in Metro Detroit. Stay tuned for further updates on this exciting development!
