Rochester Hills, MI – Vanguard Real Estate Group, through its principal-led investment platform Forefront Capital, has acquired approximately 5.5 acres of commercial frontage along Van Dyke Avenue (M-53) in Bruce Township, Macomb County, Michigan.
The property is located just south of 33 Mile Road, immediately adjacent to Sheena’s Marketplace, and occupies a prominent position along one of northern Macomb County’s primary growth corridors.
The acquisition reflects Vanguard’s continued strategy of identifying well-positioned commercial sites within high-growth residential corridors. The Van Dyke Avenue frontage was secured through Forefront Capital, the long-term investment platform established by the principals of Vanguard Real Estate Group.
Forefront Capital focuses on acquiring strategic raw land parcels in high-growth corridors as well as select value-add commercial properties. Leveraging Vanguard’s integrated real estate services platform, these investments are positioned to benefit from disciplined operational improvements and targeted capital investment over a long-term ownership horizon.
Participation in a Coordinated 23-Acre Assemblage
In addition to acquiring the commercial frontage, Vanguard played a role in coordinating and sourcing a broader multi-parcel land assemblage totaling approximately 23 acres along the Van Dyke corridor.
The assemblage brings together residential and commercial components within a unified development framework designed to support the area’s continued growth.
The residential portion of the assemblage has been acquired by Lombardo Homes, which plans to develop a 26-home single-family community on the adjoining property. Vanguard’s commercial parcel will serve as the corridor-facing component of the overall assemblage and is positioned to support the growing residential base along the corridor.
Strategic Corridor Positioning
Van Dyke Avenue continues to experience sustained residential growth and corridor expansion north of 33 Mile Road. Controlling frontage within this segment provides the ability to influence the timing, character, and quality of future commercial development in alignment with long-term market fundamentals.
The commercial site is currently under evaluation for development concepts consistent with corridor demand, municipal planning objectives, and Vanguard’s long-term ownership strategy.
This transaction reflects Vanguard’s broader strategy of participating early in strategic land assemblages while deploying long-term capital through Forefront Capital into well-positioned assets across Southeast Michigan’s expanding growth corridors.
